What's my home worth in Jackson County right now?

by Colette DuBose

Everybody wants to know what their house is worth. Fair question. The problem is that the number you see online and the number a buyer actually writes on an offer are often two very different things. So let's talk about what's really moving values in Jackson County this year.

What the numbers say in 2026

Short version: buyers have more choices than they did a year ago, and they're taking their time.

There are more homes for sale. Realtor.com counted 809 active listings in Jackson County in September 2026, up from 645 in September 2025. That's roughly 25% more homes competing for the same buyers.

Homes are taking longer to sell. Median days on market was 66 in August 2026, compared to 61 a year earlier.

Asking prices have cooled a little. The median listing price in July 2026 was about 3.3% lower than July 2025.

What does that mean for you? Prices aren't falling off a cliff. But with more homes on the market, pricing right matters a LOT more than it did a few years ago. A home priced right still sells. A home priced on hope sits, and the longer it sits, the more buyers start asking what's wrong with it.

Why the online estimate misses

Online estimates read public records and recent sales. That's it. They don't walk through your house. They don't know you redid the kitchen two years ago, or that your backyard looks at a power line, or that the "comp" down the road was a brand-new build sold on completely different terms.

In a county with this much new construction, that last one is a big deal. Jackson County also has everything from tight subdivisions to homes sitting on acreage, and an algorithm has a hard time telling those apart. Use the online number as a conversation starter. Just don't price your home off of it.

What I actually look at

When I sit down with a seller, I'm not pulling one number out of the air. I'm looking at:

  1. Closed sales close to you, from the last 6 months (12 at the very most). Older or farther out than that and it's not your market anymore.
  2. What's active and pending right now. That's your competition, and it tells me what buyers are willing to pay today.
  3. What didn't sell. Expired listings show where buyers drew the line.
  4. Your home's condition, and the math on fixing things. Sometimes the answer is fix everything. Sometimes it's do nothing. Sometimes it's spend a little and net more. Each one has a number attached.
  5. Your timing and your next move. Selling one home while preparing for the next changes the strategy.

I've been doing this since 2005, and I'm not going to give you a number just because it's the one you want to hear. I'll give you the one the market will support, and show you how I got there.

Questions people ask

Are home prices dropping in Jackson County?

Asking prices are down a little from last year (about 3% in July). The bigger change is supply: there are more homes for sale, and they're taking longer to sell, so overpriced homes get passed over.

How accurate are online home value estimates?

They're a starting point. They can't see condition, upgrades, lot quirks or whether a nearby sale was new construction. In a county with this much building going on, that gap can be real money.

How long does it take to sell a home in Jackson County right now?

Median days on market was 66 in August 2026, per Realtor.com. Add your closing period on top of that. A well-priced home can beat that average. An overpriced one usually doesn't.

Should I wait until spring to sell?

Not necessarily. My personal experience has been that fall sales have outpaced spring for the past three years. The better question is when your next move needs to happen, and we can plan backward from there.
